At Holmes we let and manage a large portfolio of properties, each let out on an initial six-month shorthold tenancy agreement, ranging between one-bedroom studio flats to large detached properties.
For landlords we offer a choice of three services:
- Full Management
A one-off administration fee includes:
- full, widespread marketing, viewings and sourcing of tenants
- credit referencing
- drawing up of the contract
- collection of rent and setting up of future payments and the deposit
- lodging of the deposit with the Deposit Protection Service
- arranging the gas safety certificate and the annual renewal
- contacting the various utilities
- arranging the inventory
- liaising with the tenant(s) regarding the moving in date, keys, etc
- mid-term inspections of the property and regular reviews
- dealing with any repairs/maintenance issues that may arise
- check-out at the property on tenants departure and organisation of the Inventory
- maintaining the ‘buffer’ between landlord and tenant.
A monthly commission fee (plus VAT) is charged for this service.
- Rent Collection Service
This includes all of the above until the tenant takes up residence. All further management is the responsibility of the landlord. A ‘one-off’ administration fee is incurred.

- Finders Fee
This includes all marketing, viewings, sourcing of tenants and credit referencing with all further management the responsibility of the landlord. We will collect the first months’ rent and the deposit from the tenant(s) and this, net of our Finders Fee, will be transferred to your designated bank account.
